Timing and Market Conditions

The traditional thought is that Timing the sale of a house depends on market conditions and the time of the year.  We are all familiar with the term “after the holidays, after the first of the year, in the spring, when the market gets better”, etc.  Our experience, however, has proved that Timing is dictated by the homeowners’ circumstances:  New job/relocation, change in marital status, newborns, retirement, death, etc.  Only after the need to sell is determined, the other factors are being considered and implemented into the general plan. 

After the decision to sell is made, some other questions should be answered:

  • How much equity is in your house?
  • Is your home in saleable condition?
  • How long it would take to prepare your house for sale?
  • Where are you going to move to?
  • When is the move planned for?
  • What is your worst case scenario? 

A final note on Market Conditions:  It is important to remember that market conditions have built-in balancing components:  Selling for more means buying for more, and, yes, selling for less means buying for less!
